Joe Troilo, a member of the class of 2025, became a licensed real estate agent as he began his senior year. In the two years since, he has closed a dozen sales.
Troilo took full advantage of two courses taught by Dr. Jeff Graber to jump into the field.
Real Estate Practice (BUS 204) focuses on residential brokerage with an emphasis on ethical practices and fair housing, listing agreements, and sales contracts. Real Estate Fundamentals (BUS 205) provides students with a technical and legal foundation for a career in the field and those interested in property investing.
“These two courses are the only ones needed for eligibility to sit for the Real Estate Salesperson licensing exam,” Graber explains. “An excellent student, Joe passed the exam and became affiliated with a real estate broker to begin his career.”
A Business Administration major and Finance minor, Troilo came to campus with the goal of becoming a financial advisor, but Graber’s real estate courses provided a more attractive alternative.
“You can do many things in the financial sector, sitting at a desk and crunching numbers,” Troilo admits, “but the real estate program was a shift in mindset for me. It gave me the opportunity to be client-facing out in the field, building rapport and relationships and creating my own business.”
He acknowledges that the pay structure can be challenging. “It’s 100% commission, so if you do well, it’s rewarding. You’re your own boss. If you work hard, you can shoot for the stars.”
Still early in his career and learning the nuances of the business, Troilo already enjoys helping people through the complex process of purchasing a home. “It’s rewarding to earn their trust and help them get to the finish line,” he says.
Graber developed the classes in 2022, based on his years of experience as an investor -- buying, selling, and managing his own properties. He educates students about the numerous careers in the real estate field: appraisers, land and leasing administrators, loan officers, property managers, title examiners, and sales agents.
Becoming a licensed agent, Graber notes, allows students to pursue a career that offers independence, flexibility, and the ability to earn income that could exceed salaries from traditional jobs.
Troilo agrees. “I’m super grateful for Dr. Graber and all he’s done for me. He has been a pivotal influence for many students.”
